As a whole, Birmingham remained relatively steady with few major swings across the board. Some neighborhoods saw a dip in average sales price, which can be attributed to a lack of inventory.

Mountain Brook

With more homes hitting the market in 2025 than 2024, Mountain Brook saw a steady rise in average sales price, proving the city's desirability. The average sales price rose to $1,253,967 - a 9% increase - with homes selling for 104% of list price. Mountain Brook remains one of Birmingham's strongest markets with homes selling quickly at an average of 20 days on the market.
Top ranked schools, access to the city's distinctive Villages, and convenience to downtown and surrounding areas make Mountain Brook a perennial favorite amongst Birmingham buyers. Heading into 2026, we predict the city will continue to see strong competition, ultimately driving prices, especially with lower interesting rates bringing more buyers into the mix.

Vestavia

Vestavia, one of Birmingham's most consistent markets, remained relatively flat from 2024 to 2025. More land area, abundant new construction, and a higher number of available homes for sale gives buyers in Vestavia the ability to enjoy less competition than surrounding areas.
With a variety of neighborhoods including Cahaba Heights, Liberty Park, and Old Vestavia, the city offers something for everyone at a wide range of price points. The market is consistently steady with little fluctuation, making it a fair market for both buyers and sellers - a trend we will continue to see in 2026.

Homewood

Homewood saw a significant increase in average sales price - nearly 9% - from 2024 to 2025 and a steady rise in available homes for sale. Like Mountain Brook, Homewood is more landlocked than surrounding neighborhoods with limited space for new homes to be built.
Known for its charm, buyers flock to Homewood for the school system, walkability, and community feel. While buyers love the city, large homes can be scarce, driving many homeowners to renovate smaller bungalows and add on to existing structures. We predict this, coupled with low inventory, will continue to drive prices.

Forest Park & Redmont

While they remain Birmingham's most sought-after historic neighborhoods, Forest Park and Redmont saw a slight dip in average sales price and number of available homes for sale in 2025. These neighborhoods are often less consistent with fewer buyers needing to move in for schools or growing families, but they remain steady markets with strong property value.
With the drop in interest rates this year, we predict we'll see more buyers making moves because they want to, not just because they need to, which is always a positive for our City of Birmingham neighborhoods.

Crestline Park & Mountaindale

Another City of Birmingham neighborhood with a slight dip in average sales price, Crestline Park and Mountaindale saw an 8% dip from 2024 to 2025. Slightly fewer homes hit the market in 2025, but homes still sold at a strong 104%.
Crestline Park and Mountaindale draw in a large number of first-time homebuyers, newlyweds and empty nesters and is incredibly popular with it's proximity to Mountain Brook. Buyers in this neighborhood typically stay for a shorter period of time as their families grow or they feel a need for more space. However, this is a consistently strong market, and we do not anticipate a further drop in sales prices, especially with lower interest rates freeing up sellers to make their next move.

Crestwood

A City of Birmingham favorite, Crestwood saw a modest 4.7% rise in average sales price from 2024 to 2025. With a solid sales to list price ratio right at 100%, sellers can expect to get what they ask for (when priced correctly) and buyers can feel comfortable staying within budget.
Like neighboring Crestline Park, this is a favorite neighborhood for first-time homebuyers and empty nesters, with great walkability, parks, and local shops and restaurants. We continue to see buyers looking to Crestwood as a neighborhood that holds its value and shows consistent growth year to year.
