Vestavia Market Update: (2015-2024)

One of Birmingham’s largest markets, Vestavia consistently has the highest number of homes for sale. With new construction in Liberty Park, new homes continue to hit the market and grown the footprint of the area. The average sales price has risen from the low $400,000s to nearly $700,000, with over 500 homes consistently hitting the market year after year. The luxury sector has picked up as well, especially with more high-end homes coming on in Liberty Park. The number of homes selling for over $1M has risen from 9 in 2015 to 62 in 2024.


What does this mean for buyers and sellers?
Buyers enjoy freedom of choice in Vestavia. Whether they’re looking for an older, established neighborhood or the amenities of new construction, they can find exactly what they’re looking for. Liberty Park in particular has grown tremendously over the past 10 years, and homebuyers are loving the amount of space they can get for the money.
Sellers face more competition, but the buyer pool is certainly there. Prices have steadily risen since 2016 and we predict this trend will rise, especially as buyers get priced out of other markets. Vestavia has massive appeal for buyers, and sellers who properly prepare their home for market will almost certainly be able to capitalize on multiple offers.
